When selling your home - first impressions count!
A great first impression translates into selling your home quicker and achieving a better sale price. Look at your home like a prospective buyer, do a walk through and note areas that need to be addressed:
Inside:
- Clean and tidy – clean everything – including the kitchen sink!
- Polish taps and clean appliances
- Fresh linen on beds, fluff up blankets and pillows
- Remove old magazines, newspapers
- Tidy cupboards
- Put away children’s bikes and toys
- Clean shower, toilet and basins
- Remove all excess furniture to give a spacious feeling
- Change washers on dripping or tight taps
- Check that all the lights are working and replace any blown globes
- Repair any tiling or wallpaper or painting that needs to be done
- Exhaust fans should be cleaned
Outside:
- Make sure that the front door bell works
- Garden gates should open easily and quietly
- Sweep down paths
- Trim lawns including nature strip
- Ensure mail is not left hanging out of the letterbox
- Ensure that the swimming pool and barbecue area is cleaned
- Paint gutters and eaves if necessary
Before Inspections:
- Fresh flowers in the living areas to brighten up rooms.
- Soft background music to create calming mood
- Open curtains and make the rooms as light and bright as possible
- Hang clean towels, or folded neatly, in bathrooms
- Place clean tea towels in kitchen
- Brew fresh pot of coffee so the smell drifts through the home
- Wipe inside of oven with damp cloth with a few drops of Vanilla and turn on low for 10 minutes before inspection – gives a homely touch
- Take the dog for a walk while the inspection is on – buyers may be afraid of animals or some are even allergic to them.
